In 2004, Local Law 26 of 2004 (LL26/04) was introduced, which increased the requirement for fire sprinkler systems throughout New York City. Among other requirements (i.e. photo-luminescent markings), the core provision is the retroactive requirement for the installation of fire sprinkler systems in office buildings that are 100 or more feet in height. Furthermore, the sprinkler system must be installed by July 1, 2019.
What do I Need to Report to the NYC Department of Buildings for Local Law 26?
The law specifies four different reports that the property owner (with his/her architect or engineer) must complete (to demonstrate the progress of the fire sprinkler design/installation):
- Owner’s Affidavit by July 1, 2005
- 7-Year Report by July 1, 2011
- 14-Year Report by July 1, 2018
- Final Report by July 1, 2019
Keep in mind, failure to provide the reports to the Department of Buildings, by the dates specified (or within any extended period of time granted by the Commissioner), is a violation.
